Dirty Factory Windows

Does anyone have a suggestion for rendering dirty factory windows? I really just need a point in the right direction. I found a tutorial for rendering similar windows in V-Ray, which involves making a photoshop PNG file of "dirt" for each pane. Would this work in Twilight?

In the example I've uploaded here, the windows in the photo are too opaque.The windows need to retain most of their transparency, with the dirt primarily caked in the corners and edges. I included the photo to give the general idea.

This would be a great approach if you want most control of where the dirt appears. With procedurals being the dirt, you can't really make more of the dirt sit in the corners.
