Acme Brick's Masonry Designer
I don't know if anyone has shared a resource similar to this before, but I think that this is pretty much a local brick company with plants in the south US.
I've used this in the past to make my brick maps, but today I noticed that it exported the jpg of the brick texture AND an alpha map of the mortar!
They have us 3d folks in mind now.
It's cool because you can build your bricks brick by brick, or running, stack or third bond...add in banding, soldiering, etc. If you haven't ever checked it out, download and play with it...you won't regret it if you work with brick a lot.

Yep - just checked it out. Exact same program...I guess these brick companies utilize it and add the maps of their product - because from plant to plant the bricks colors and textures are different.
But I guess they have updated to add an alpha map.

I am saving as a jpg and it is creating an alpha.png.
Just tried it out and it still creates an alpha.png - uses the same name you use for the jpg then adds "-alpha.png" to the end.
